Terms & Conditions for our 4 bedroom villa to rent near Disney World.
The child safety pool screen must be in position at all times when the pool area is unsupervised.
The pool deck access door must be alarmed at all times.
The pool rules must be strictly obeyed at all times as clearly indicated in the pool deck area.
Local regulations state “no trailers are allowed to be parked on the driveway or road”.
Local regulations state “strictly no loose garbage to be left out on garbage collection day. Garbage bin only”.
Pets: Please!! No dogs or cats or any other pets allowed.
Arrival day is from 4:00 pm unless agreed by prior arrangement.
Departure day is strictly by 10:30 am unless agreed by prior arrangement.
The maximum occupancy of the villa must not be exceeded. 8 persons plus baby.
(1 x king size bed, 1 x queen size bed, 4 x standard single beds plus pack and play crib for young child/baby)
The rental charge is inclusive of all taxes, electricity, water, cable TV, local telephone calls.
(The local taxes included are: Florida State Taxes 6%. Polk County Taxes 6%.)
Note 1: 2020-2021 Due to the Covid-19 pandemic the cleaning fee is at a higher rate than normal as there are additional cleaning procedures required to comply with short term rental regulations.
Note 2: 2020-2021. To comply with current regulations, due to the Covid-19 pandemic we have to allow a minimum of 48 hours (2 days) between reservations. For additional safety we are trying to keep this period to a minimum of 72 hours (3 days) between reservations.
The pool heating is not included with your initial reservation rental rate. Please contact us 2 to 3 weeks before your check-in date if you decide to have the pool heated. The pool heating is set at 90°F / 32°C and the pool heating system is set to run for 12 hours per day from approximately 7:30am to 07:30pm.
The pool heating will be charged at $130 / £100 for a minimum period of 7 days and then $16 / £12 per day thereafter.
If the pool heating is requested during your stay there is an additional fee of $28 / £20 switch on charged by our management company.
The minimum stay is 5 nights.
A deposit of 10% is required to secure reservations and full and final payment must be received 60 days prior to your arrival date.
A refundable security deposit of $200 / £150 is also required at the time of your final payment. This will be refunded to you within 7 to 14 days from your departure date and after full inspection of the home has been completed by our management company. In the unlikely event of any damage, breakage's or key’s not being returned we will contact you prior to your deposit being refunded. We would recommend that you replace any small breakages yourself, such as glasses, mugs, plates etc, all of which can easily be purchased from Walmart or similar store. Please replace any broken items with an item that is the same or as similar as possible.
If cancellation is required for any reason please contact us as soon as possible via email or telephone and the following refunds will be processed.
For provisional reservations - deposit only paid:
Cancellation up to 60 days prior to arrival = full refund of deposit paid.
(Provisional reservations are accepted on the condition that when flight schedules have been released by the airlines, arrival and departure dates are confirmed as soon as possible. Flight schedules are released approximately 11 months in advance)
For confirmed reservations - full amount paid:
Cancellation 60 days to 30 days prior to arrival = loss of deposit only.
Cancellation 30 days to 7 days prior to arrival = loss of 10% of total amount.
Cancellation 7 days to 0 days prior to arrival = loss of 25% of full amount.
We can not be held liable in anyway for any delay, cancellation or disruption of your vacation due to any circumstances beyond our control, including personal loss, damage, injury or death.
* Re, Covid-19. Any cancellations due to Covid-19 travel restrictions or illness due to Covid-19 will be refunded in full.
* Please ensure that you have appropriate insurance cover for your vacation.*
We can accept payments by BACS direct bank transfer (preferred method), cash, cheque or PayPal and our management company can process payments by credit card if necessary.
PayPal payments incur a +4.5% surcharge and credit card transactions incur a +5.0% surcharge.
